The project descriptions
The project lies on an area of 6564 M2. The Tower building consists of a basement for parking and a ground floor containing the entrances and a coffee shop with total area of 500 M2. It contains also several commercial exhibitions on the main road.
The building is rising to 15 office floors served by six panoramic elevators, and others for service, on the top of the building there is a health club and sports hall, swimming pool and a panoramic restaurant.
The area of every floor at the first seven floors is 3000 M2 for the higher floors the area is 1137 M2 each.
In the middle of the building, we allocate one floor for mechanical works. There is enough area around the sides of the tower for external parking. The whole construction area of the project is about 29000 M2.

The site of the project
The strategic importance of the project’s site was attribute to its presence on King Fahad road (The high way between Al Khobar-Dammam) on an area of 6564 M2 in the core area of commercial, financial and business activities in Al Khobar city. Al Khobar – Dammam Road considered the main road for both cities.

The design
The building was designed as an artistic architectural object. It appears from outside as a cube interfering with a curved cylinder which differ in size up and down and penetrated by posts from the depth and periphery which add a classic image mixed with the modern style. It breaks the usual style in designing towers so it appears unique in its design. The big glass surfaces complies with its use as a commercial and administrative building and as a usual result as it faces the sea from the eastern side of the building.
They use of double glass and walls with thermal insulation to save energy.
In the western faces of the building they use metal sun refracting surfaces to lessen the energy use.
The building utilizes the most modern technology and recent engineering systems where it is provided by information network, communication and monitoring and sound system.
Also the building was provided by the building management system (BMS) to control the air condition devices, pumps and elevators in addition to the security and safety systems for alarm and fire fighting for the whole building.
The architecture idea for the tower was based on the architecture styles related to the international energy cities and the new international architecture advances that depend on two main axis, one represents the main formation and the other uses the modern finishing substances like metal coverings, architecture and mechanical processing for the atmosphere factors.
